Position Summary

The Superintendent oversees the day-to-day, on-site field operations, including scheduling the sequence of all subcontractor work in accordance with the project’s contract schedule, preparing daily logs with photo documentation, managing site safety, logistics, and workforce/trade partner coordination. They are responsible for ensuring that the project remains on schedule, complies with plans and specifications, meets quality requirements, and complies with local codes.

 

This role has a focus on Commercial Office Tenant Improvement and Capital Expenditure work, which requires a large portion of subcontractor work to take place during “off-hours” (i.e. evenings and weekends), thus flexibility in working schedule and availability is a plus. 

 

Key Duties

  • Oversee day-to-day activities on the construction site, including subcontractor coordination and work progress.
  • Proactively identify and resolve project-related issues and challenges, making quick and informed decisions to keep the project on track.
  • Ensure that work is performed safely and in compliance with all relevant regulations.
  • Conduct weekly Foreman coordination meetings.
  • Manage project schedules, ensuring that tasks are completed on time.
  • Implement quality control measures to ensure work meets project specifications and standards.
  • Ensure required inspections are scheduled, coordinated, performed, and closed out.
  • Notify project manager timely of any change orders and modifications to the project scope.
  • Maintain accurate project daily logs and/or incident reports that are regularly available management.
  • Allocate labor, equipment, and materials efficiently to maximize productivity.
  • Lead and motivate on-site teams, promoting a positive and productive work environment.
  • Ensure that all work is performed in compliance with local building codes, zoning regulations, and other applicable laws.
  • Address client concerns and ensure their expectations are met or exceeded.

 

Skills and Expertise

  • Ability to read and interpret architecture and engineering blueprints and drawings.
  • Proficient understanding of construction methods, materials, and techniques.
  • Familiarity with various trades, such as carpentry, electrical, plumbing, and HVAC.
  • Strong problem-solving skills to address unexpected challenges and obstacles that arise.
  • Experience in subcontractor coordination and management.
  • Experience in risk management and quality control and assurance to identify and mitigate potential project risks and ensure work meets standards and specifications.
  • Familiarity with building codes, zoning regulations, and permitting processes.
  • Proficiency in project scheduling, using software such as Microsoft Project.
  • Knowledge of safety regulations and OSHA standards and a commitment to maintaining a safe work environment and enforcing safety protocols.
  • Proficiency in using Procore construction management software for Daily Report and quality/safety documentation.

 

Leadership and Communications Skills

  • Proficient communications skills - written, verbal and interpersonal.
  • Ability to clearly communicate project expectations and changes clearly and concisely to all team members, including subcontractors, suppliers, and on-site workers.
  • Proficient writing skills to prepare clear and concise reports.
  • Ability to actively listen to employees, management, and other stakeholders to identify potential issues and gather information for informed decision making.
  • Strong interpersonal skills to build and maintain positive relationships with clients.
  • Ability to resolve conflicts and disputes that may arise on the construction site.
  • Ability to lead a cohesive team, fostering a positive work environment.

 

Experience

  • A minimum of five years of diversified construction experience supervising and managing projects including at least three (3) years as an Assistant Superintendent. 
  • Tenant Improvement project experience working in occupied properties is preferred.

 

Physical Requirements

Performance of the required duties will require physical ability to continuously communicate, exchange and view information; frequently remain in a stationary position; move about the office or assigned location; operate office productivity machinery; occasionally lift to 50 pounds; stoop, kneel, crouch, or crawl; and be exposed to job site conditions.

 

Jobsite conditions include exposure to moving mechanical parts, high precarious places, fumes or airborne particles, outside weather conditions, and risk of electrical shock. The noise in these work environments is moderate to loud. Jobsites may require the physical ability to climb permanent, temporary stairs, and ladders; passenger use of construction personnel hoists; and negotiate work areas under construction. Specific vision abilities include close vision, peripheral vision, depth perception, and the ability to adjust focus.
