Job Description


HSF is growing and we’re seeking a Construction Management Associate to join us in that growth. In this role you’ll support our construction lending platform by providing technical construction expertise, financial analysis, and risk management throughout the life of a construction loan. You will play a pivotal part in evaluating new loan opportunities, onboarding construction projects, and monitoring performance through completion and closeout.

Responsibilities:

Construction Documentation Review

  • Evaluate drawings, specifications, construction budgets, schedules, geotechnical reports, survey documents, contracts, and project manuals for completeness and alignment with HSF’s underwriting standards.
  • Validate project feasibility, budget adequacy, and overall construction readiness prior to loan closing.

Loan Monitoring & Draw Review

  • Assist in the review of monthly draw requests, including evaluation of AIA billings, lien waivers, change orders, schedule updates, stored materials, and contingency usage.
  • Work with third-party construction consultants to confirm physical progress and identify material deviations from plan.

Construction Risk Management

  • Identify, assess, and escalate construction-related risks that may impact collateral, budget, or loan performance.
  • Support the development and implementation of mitigation strategies consistent with HSF policies and industry best practices.
  • Maintain strong familiarity with standard construction practices, market conditions, building systems, and current cost trends.

Stakeholder Coordination

  • Serve as a liaison between HSF, borrowers, contractors, architects, engineers, and external consultants regarding project issues and documentation requirements.
  • Prepare written reports and internal briefings summarizing project status, key risks, and recommended next steps.

Project Closeout Oversight

  • Monitor project completion milestones and ensure receipt of closeout materials including Certificates of Occupancy, warranties, O&M manuals, test reports, as-built documents, and lien releases.

Internal Support & Continuous Improvement

  • Contribute to the refinement of HSF’s internal processes, templates, procedures, and construction risk guidelines.
  • Participate in portfolio reviews, special projects, and internal presentations as assigned.
  • Provide quality control on internal and consultant-produced materials to ensure adherence to HSF standards.
  • Perform additional duties as assigned.

Required Qualifications:

  • Bachelor's degree in Construction Management, Business, Finance, Real Estate, or a related field
  • Minimum 3 years of experience in commercial construction, development, project management, owner’s representation, or related technical role
  • Strong working knowledge of construction documents, material systems, sequencing, project scheduling, AIA billing processes, change order procedures, and typical construction means and methods
  • Ability to travel for site inspections, project meetings, or consultant coordination, depending on project locations
  • Strong verbal and written communication skills, including ability to clearly articulate construction issues to both technical and non-technical audiences
  • Ability to interpret and analyze construction budgets, financial models, spreadsheets, and cost reports
  • Demonstrated ability to manage multiple deadlines in a fast-paced lending environment with attention to detail and accuracy
  • Proficiency in Microsoft Excel with the ability to work within large or complex financial spreadsheets
  • Strong analytical and critical-thinking abilities
  • Excellent interpersonal, negotiation, and relationship-management skills
  • High degree of professionalism, integrity, and judgment consistent with HSF standards
  • Ability to operate with a sense of urgency while maintaining accuracy and organization

Preferred Qualifications:

  • Master’s degree in Real Estate or related graduate program (MSRE, MBA with real estate focus)
  • Experience working in real estate lending, loan servicing, or construction loan administration
  • Prior experience as a construction consultant for lending institutions or banks
  • Experience with multifamily, hospitality, mixed-use, or large-scale commercial development projects
  • Background in construction cost estimating, project controls, design review, or financial risk assessment
  • Knowledge of loan structures, draw processes, completion guarantees, and general lending mechanics
