The Role: Property Maintenance Lead
As our Property Maintenance Lead, you will serve as a player-coach: responsible for overseeing a portfolio of residential properties and leading, mentoring, and scaling a team of maintenance techs and sub contractors. You’ll be the maintenance operational backbone and cultural ambassador of MPM across all properties—ensuring every team is aligned, every resident is respected, and every property performs.
This role blends oversight with hands-on involvement in high-priority or more involved projects. You may step in temporarily to directly manage a project, while also building the systems and teams that will sustain long-term excellence.
We are seeking a skilled and adaptable Maintenance Lead who is one part Technician and one part Supervisor that can take ownership of day-to-day operations, coordinate with vendors and team members, and step in to perform work when needed.
This is not a sit-behind-the-desk position. You’ll be at the heart of our maintenance operations—repairing, leading, troubleshooting, and scaling with us. As MPM continues to grow, so does the opportunity for increased responsibility, expanded roles, and leadership within the company.
Key Responsibilities
Supervision
Provide oversight, training, and mentorship to junior technicians and vendors.
Ensure compliance with safety standards and building codes.
Identify and recommend improvements to maintenance systems and vendor partnerships.
Coordination & Leadership
Plan and delegate work orders to internal staff and third-party vendors.
Maintain organized maintenance records, inspection logs, and supply inventory.
Serve as the maintenance point of contact for property managers and leasing staff.
Maintenance Execution
Perform hands-on maintenance including HVAC, plumbing, electrical, and general repairs.
Execute preventative maintenance programs and ensure timely unit turns.
Respond to emergency maintenance needs and ensure property safety and curb appeal.
What We’re Looking For
Skills & Experience
Minimum 5 years of hands-on maintenance/construction experience.
Minimum 3 years of experience managing teams.
Well-rounded skill set across HVAC, plumbing, electrical, carpentry, and appliances.
Ability to handle scheduling, budgeting, and communication with multiple stakeholders.
Familiarity with mobile work order systems or maintenance tracking software (Appfolio preferred but not required).
Proficient at solving problems and delegating tasks.
Excellent communication skills.

Licensing/Certifications
EPA Universal Certification (HVAC) (preferred)
OSHA 10 or 30 Certification (preferred)
