Responsibilities:
  • Develop, implement, and manage a comprehensive preventive maintenance (PM) program for building systems and critical equipment, including HVAC, refrigeration, loading docks/doors, compressors, electrical systems, lighting, plumbing, and roofing/drainage.
  • Maintain accurate, audit-ready documentation for inspections, preventive maintenance, and repairs, including detailed work order history.
  • Create and oversee a proactive facilities maintenance plan focused on minimizing downtime and reducing reactive repairs.
  • Establish and uphold facility standards for cleanliness, safety, organization (including 5S principles where applicable), and equipment reliability.
  • Perform or lead in-house completion of routine maintenance tasks when safe and appropriate, including:
  • Upgrading lighting systems (e.g., fluorescent-to-LED conversions, ballast bypasses, fixture replacements)
  • Minor electrical and mechanical repairs within safety and code requirements
  • Basic plumbing and carpentry work
  • HVAC/refrigeration support tasks such as filter and belt changes, coil cleaning, drain maintenance, inspections, and basic troubleshooting, while coordinating licensed vendors for regulated work
  • Basic preventive maintenance on automation systems, including cleaning, lubrication, inspection, and minor adjustments in coordination with Operations, Engineering, and OEM guidelines
  • Always ensure adherence to lockout/tagout procedures and safe work practices.
  • Oversee site life safety programs in partnership with EHS/Compliance, including fire alarms, sprinkler systems, extinguishers, emergency lighting, exit routes, AEDs, first aid stations, and evacuation drills.
  • Coordinate required inspections, manage corrective actions, and ensure timely resolution of deficiencies.
  • Support compliance in regulated environments (e.g., pharmacy operations) by maintaining reliable and documented facility and security systems, including access control and camera coverage.
  • Act as the site owner for physical security and monitoring systems, including badge/access control, CCTV, and temperature monitoring systems.
  • Coordinate with vendors to ensure proper system performance, timely issue escalation, and adherence to service level expectations.
  • Verify quality and completion of all vendor-performed work.
  • Ensure operational readiness of critical systems such as generators, UPS (if applicable), and emergency power systems, including routine testing and maintenance schedules.
  • Lead response efforts for facility-related emergencies (e.g., power outages, water intrusion, HVAC/refrigeration failures, security system disruptions), including after-hours support when required.
  • Source, onboard, and managing third-party contractors across multiple disciplines, including HVAC, electrical, plumbing, fire protection, security, refrigeration, janitorial, pest control, landscaping, and waste services.
  • Define scopes of work, monitor vendor performance, validate invoices, and ensure compliance with safety standards and site policies.
  • Obtain competitive quotes and assist with budgeting for repairs and capital improvement projects.
  • Support annual operating (OPEX) and capital (CAPEX) planning, identifying cost-saving and efficiency opportunities such as energy reduction initiatives and PM optimization.
  • Manage small to mid-sized facility projects from planning through execution, including scheduling, contractor coordination, and permitting/inspections as needed.
  • Drive continuous improvement initiatives aimed at reducing downtime, enhancing safety, and increasing operational efficiency.

Requirements:
  • 5+ years of progressive facilities/maintenance experience in an industrial, warehouse, healthcare, or regulated environment.
  • Two to three years' experience in a manufacturing environment with a strong background in facilities and ground security. Mail-order pharmacy or other highly regulated industry experience strongly preferred.
  • Demonstrated ability to run a PM program and manage multiple vendors and service contracts.
  • Strong hands-on capability with building maintenance (mechanical aptitude; ability to troubleshoot).
  • Working knowledge of life/safety fundamentals (fire protection systems coordination, egress, emergency lighting, drill readiness).
  • Proficient with documentation and basic reporting (work orders, spreadsheets, service logs); experience with a CMMS is a plus.
  • Valid driver's license; must be able to respond locally to emergencies.
