Position Overview

The Senior Construction Project Manager will lead the planning, execution, and delivery of complex multifamily construction projects, including ground-up developments and major renovations. This role requires deep multifamily construction expertise, strong financial and scheduling acumen, and the ability to manage multiple stakeholders while protecting project timelines, budgets, and quality.

This is an owner-side leadership role suited for a seasoned construction professional who thrives in a fast-moving development environment and takes full accountability for outcomes.

 

Key Responsibilities

Multifamily Project Leadership

  • Manage multiple multifamily construction projects simultaneously, from pre-construction through final close-out
  • Serve as the owner’s representative on all construction matters
  • Drive accountability across general contractors, subcontractors, consultants, and vendors
  • Ensure delivery of projects on time, on budget, and in alignment with underwriting assumptions

Pre-Construction & Entitlements Support

  • Lead pre-construction planning including budgeting, value engineering, constructability reviews, and scheduling
  • Collaborate with architects and engineers on unit layouts, building systems, amenity spaces, and cost optimization
  • Support entitlement, permitting, and approval processes specific to multifamily developments in New York
  • Oversee bid processes, contractor selection, scope definition, and contract negotiations

Schedule & Cost Control

  • Develop and maintain detailed project schedules and milestone tracking
  • Actively manage construction budgets, cash flow projections, and cost forecasting
  • Review and approve pay applications, change orders, and cost reports
  • Identify cost and schedule risks early and implement corrective actions

Construction Execution & Quality Control

  • Conduct regular site visits and lead jobsite meetings
  • Ensure quality control across all trades, finishes, and building systems
  • Oversee construction of units, common areas, amenities, MEP systems, and building envelope
  • Ensure adherence to design documents, specifications, and multifamily best practices

Safety, Compliance & Inspections

  • Ensure compliance with OSHA standards and jobsite safety protocols
  • Oversee inspections and approvals with local authorities having jurisdiction (AHJs)
  • Ensure compliance with New York State and local Long Island building codes
  • Manage punch lists, final inspections, and certificate of occupancy processes

Stakeholder Communication & Reporting

  • Provide regular, executive-level updates to ownership and internal stakeholders
  • Maintain accurate project documentation, schedules, and reporting dashboards
  • Coordinate closely with asset management, property management, and leasing teams to ensure smooth transition to operations

 

Qualifications & Experience

Required

  • 10+ years of construction project management experience, with a strong focus on multifamily projects
  • Proven experience delivering ground-up and/or large-scale multifamily developments
  • Strong understanding of multifamily construction systems (wood-frame, podium, mid-rise, concrete, MEP, etc.)
  • Experience managing projects with 100+ residential units preferred
  • Deep knowledge of construction budgeting, scheduling, and cost controls
  • Familiarity with New York State and Long Island permitting and inspection processes
  • Excellent leadership, communication, and negotiation skills
  • Proficiency with construction management software (Procore, MS Project, Primavera, or similar)

Preferred

  • Owner’s representative or developer-side experience
  • Bachelor’s degree in Construction Management, Engineering, or related field
  • Experience coordinating unit turns, phased deliveries, and amenity build-outs
  • OSHA certification or equivalent safety training
