Who You Are:
As a Construction Project Manager 1, you are part of a team responsible for taking Habitat's residential development projects from pre-acquisition due diligence through construction completion. You will coordinate with architects and engineers to produce site and building designs that meet Habitat standards, then work through the permitting phase to ensure timely approval and start of construction. During construction, you will work closely with the site team, trade partners, and project consultants to ensure the project is built to plan and stays on schedule and on budget.

You'll be responsible for:

Pre-Construction - 50%
  • Coordinate pre-acquisition due diligence site investigations
  • Manage the maintenance of properties awaiting development
  • Coordinate the selection and manage the performance of architects, engineers, and other project consultants
  • Work with internal and external stakeholders on preparation and submission of required land use and permit applications in coordination with project consultants
  • Work with permitting staff to ensure timely approval and issuance of required permits
  • Coordinate timing and scope of entitlement applications with permitting and construction schedules
  • Build and maintain project budgets and schedules
  • Review site and building plans for compliance with Habitat standards and best practices
  • Work with project team to prepare scopes of work and select trade partners for construction phase
  • Participate in neighborhood meetings and other public events

Construction - 30%
  • Work with project team to ensure projects stay on schedule and budget from ground-breaking through certificates of occupancy
  • Coordinate RFIs to address trade partner questions and resolve issues
  • Address issues encountered during construction with project team
  • Resolve trade partner performance and contractual issues

Organizational Work - 20%
  • Participate in organizational process development and improvement
  • Conduct historical budget and construction cost analyses
  • Collaborate with other departments to secure project funding
  • Attend conferences and other industry events
  • Participate in recruitment of trade partners
  • Participate in cross-departmental committees
  • Assist with interviewing and training new employees

To be successful in this role, you will have**:
  • 5+ years of progressive experience or 3+ years of progressive experience and relevant bachelor's degree
  • Proficiency in project management of new construction from design through certificate of occupancy
  • Ability to read and interpret architectural plan sets
  • Experience with building and maintaining project schedules and budgets
  • Excellent attention to detail, organization, and time management
  • Ability to manage multiple concurrent projects and deadlines
  • Excellent written and oral communication skills
  • Proficiency with Microsoft Office programs

**Any combination of formal education, paid work experience, unpaid/volunteer experience, and life experience will be considered.

To be considered above and beyond the average candidate in this role, you'll also have:
  • Project management experience with subdivision land use, permitting, and construction in the Portland Metro region
  • Ability to read and interpret civil plan sets
  • Project Management Professional certification
  • Proficiency with Smartsheet's and Procore
  • Proficiency with initiative, accountability, and independent problem-solving
  • Commitment to affordable housing development and the Habitat for Humanity mission

Your work environment and physical demands:
  • Your workday will be located in a human-paced, team-oriented, business-casual style office setting.
  • Depending on the position's responsibilities, you may be eligible for remote/hybrid work based on performance, and access to essential work-related resources.
  • While in the office, you will routinely use standard office equipment such as computers, phones, photocopiers, filing cabinets, and fax machines.
  • An office-based role means that your day will be mostly sedentary, with some time spent moving files, open filing cabinets, bending, and/or standing on a stool as necessary.
  • Occasionally you will travel between other Habitat locations or temporary worksites.

Your Work Schedule:
  • 40-hour work week, generally Monday - Friday 8am-4pm

Your Compensation:
We aim to offer equitable pay and benefits and are committed to transparency in compensation. Basing compensation on a candidate's willingness and/or ability to negotiate leads to inequities and bias in how employees are compensated.
We determine the best possible compensation offer based on base qualifications, relevant experience, internal equity, and the candidate's competencies for the role demonstrated during the hiring process. Successful candidates are typically hired within the first half of the Pay Range and receive scheduled incremental increases. When starting in this position, your compensation will generally be between $60,497 to $74,109 annually. The full range for this position is $60,497 to $87,721 annually.
