JOB DESCRIPTION
Under direct supervision, performs a variety of maintenance and repair work on Town buildings, facilities, landscaped areas, trails, and physical assets including painting, plumbing, carpentry, minor electrical, heating, ventilation, and air conditioning (HVAC), irrigation, landscaping, and trail maintenance; removes snow and ice from Town streets; and performs related work as assigned.
SUPERVISION RECEIVED AND EXERCISED
Receives direct supervision from assigned supervisory and/or management personnel. Exercises no direct supervision over staff.
CLASS CHARACTERISTICS
Facilities Maintenance Worker I: This is the entry-level classification in the Facilities Maintenance Worker series. Initially under close supervision, incumbents learn and perform routine painting, plumbing, carpentry, minor electrical, landscaping, trail, and HVAC maintenance and repair duties. As experience is gained, assignments become more varied, complex, and difficult; close supervision and frequent review of work lessen as an incumbent demonstrates skill to perform the work independently. Positions at this level usually perform most of the duties required of the positions at the II-level but are not expected to function at the same skill level and usually exercise less independent discretion and judgment in matters related to work procedures and methods. Work is usually supervised while in progress and fits an established structure or pattern. Exceptions or changes in procedures are explained in detail as they arise.
Facilities Maintenance Worker II: This is the fully qualified journey-level classification in the Facilities Maintenance Worker series. Positions at this level are distinguished from the I-level by the performance of the full range of duties as assigned, working independently, and exercising judgment and initiative. Positions at this level receive only occasional instruction or assistance as new or unusual situations arise and are fully aware of the operating procedures and policies of the work unit.
Positions in the Facilities Maintenance Worker class series are flexibly staffed; positions at the II-level are normally filled by advancement from the I-level; progression to the II-level is dependent on (i) management affirmation that the position is performing the full range of duties assigned to the classification; (ii) satisfactory work performance; (iii) the incumbent meeting the minimum qualifications for the classification including any licenses and certifications; and (iv) management approval for progression to the II-level.

Positions at the Facilities Maintenance Worker I level may perform some of these duties and responsibilities in a learning capacity.
• Performs framing, rough and finished carpentry, and cabinetry; installs and maintains tiles, flooring, and carpet.
• Performs minor electrical repairs; installs, monitors, and/or repairs light fixtures, ballasts, switches, outlets, circuits, panels and breakers, wiring, emergency generators, alarm systems, data loggers, auto dialers, heat trace and snow/ice melt systems.
• Installs, repairs, and maintains sinks, faucets, toilets, drinking fountains, pumps, and related equipment.
• Installs and repairs drywall; patches plaster; prepares surfaces for painting or repainting; applies interior finishes such as paint, paneling, varnishes, etc.
• Maintains, repairs, and performs preventative maintenance on building and facility exteriors, such as waterproofing, repairing gutters and roofing, and replacing exterior fixtures.
• Monitors, adjusts, inspects, maintains, and repairs mechanical systems such as heating, ventilation, and air conditioning (HVAC) systems and fire protection systems.
• Irrigates, mows, weeds, trims, mulches, and fertilizes lawns and landscaped areas; plants, waters, and maintains various vegetation; trims and prunes bushes, trees, and shrubs; stakes trees as necessary; sweeps, rakes, blows, and/or removes debris from landscaped areas and trails.
• Turns irrigation system on and off based on season; opens, tests, and closes valves; identifies, troubleshoots, and fixes leaks and parts in the system; monitors irrigation controller and makes adjustments as needed.
• Plows and removes snow and ice on streets and around Town buildings; performs sanding, salting, snow blowing, and street sweeping to prevent ice build-up; installs and repairs snow piles; ensures roadways allow safe passage of the general public, school buses, and emergency vehicles.
• Inspects, cleans, and maintains transit shelters including light carpentry, light masonry, and graffiti removal.
• Operates and maintains hand and power tools, vehicles, and a variety of light to heavy equipment related to the construction, maintenance, and repair of Town buildings, facilities, landscaped areas, trails, and physical assets.
• Lays out facilities, landscape, irrigation, and/or trail maintenance projects; meets with engineers and/or contractors to discuss projects and provide input on design and Town needs; plans, assigns, and coordinates the work of assigned staff to the project.
• Plans and carries out a preventive maintenance and servicing program on facilities, buildings, assets, and related systems.
• Provides needed information, training, and demonstrations concerning how to perform certain work tasks to new and/or seasonal employees in the same or similar class of positions.
• Maintains work areas in a clean and orderly condition, including securing equipment at the close of the workday.
• Maintains accurate logs and records of work performed and materials and equipment used.
• Observes safe work methods and makes appropriate use of related safety equipment as required.
• Receives and responds to service calls and resident complaints; investigates resident issues and complaints; resolves or refers issues to supervisor. Performs related duties as assigned.
TYPICAL QUALIFICATIONSKnowledge of:
• Operations, services, activities, methods, and techniques of facilities, landscape, and trail maintenance.
• Methods, techniques, and tools used in the maintenance and repair of Town buildings, facilities, landscaped areas, trails, and physical assets and snow removal.
• Operational characteristics and minor maintenance of a variety of hand and power tools, vehicles, and light to heavy power equipment used in facilities, landscape, and trial maintenance.
• Principles and procedures of preventive maintenance plans for assigned maintenance areas. Occupational hazards and safety equipment and practices related to the work.
• Basic mathematic techniques.
• Principles and procedures of record-keeping.
• Techniques for providing a high level of customer service by effectively dealing with the public, vendors, contractors, and Town staff.
• The structure and content of the English language to effectively perform the work.
• Modern equipment and communication tools used for business functions and program, project, and task coordination, including computers and software programs relevant to work performed.
Ability to:

EDUCATION AND EXPERIENCE:
Any combination of training and experience that would provide the required knowledge, skills, and abilities is qualifying.
A typical way to obtain the required qualifications would be:
Facilities Maintenance Worker I/II: Equivalent to completion of the twelfth (12th) grade.
Facilities Maintenance Worker I: One (1) year of experience performing general maintenance and repair work. Facilities Maintenance Worker II: Two (2) years of increasingly responsible building, landscape, and trail maintenance and repair experience.
LICENSES AND CERTIFICATIONS:
Possession of an appropriate valid Driver’s License to be maintained throughout employment.
PHYSICAL DEMANDS & WORKING CONDITIONSMust possess mobility to work in and around buildings and in the field; strength, stamina, and mobility to perform medium to heavy physical work; to sit, stand, and frequently walk on level, uneven, or slippery surfaces; climb in and out trenches; frequently reach, twist, turn, kneel, bend, stoop, squat, crouch, grasp, and make repetitive hand movements in the performance of daily duties; to operate varied hand and power tools and light to heavy equipment; and to operate a motor vehicle and visit various Town sites. Vision to read printed materials and a computer screen and to inspect job sites.
Hearing and speech to communicate in person and over the telephone or radio.
Finger dexterity is needed to access, enter, and retrieve data using a computer keyboard or calculator and to operate above-mentioned tools and equipment.
Employees must possess the ability to lift, carry, push, and pull materials and objects weighing 50 pounds or heavier with the use of proper equipment and assistance from other staff.
WORKING CONDITIONS
Employees work in a shop and field environment and are exposed to loud noise levels, cold and hot temperatures, inclement weather conditions, road hazards, vibration, confining workspaces, chemicals, mechanical and/or electrical hazards, and hazardous physical substances and fumes.
Employees may interact with upset staff and/or public and private representatives in interpreting and enforcing departmental policies and procedures.
Positions require occasional overtime and weekend and shift work.
