Construction Project Manager Major Job Duties This corporate office-based role is a key player in the coordination and management of O&M projects over the threshold of $10,000.00. It focuses on creating checks and balances, seeking bids and procuring vendors for the projects.
Primary Responsibilities
  • Forecasting and Capital Planning Monitoring through ESRI and Jedox
  • Ensure all capital expenditures are being allocated to appropriate assets via Elements
  • Administer Construction Schedule, both Special Projects and O&M Projects
  • Look for opportunities to package work to improve pricing/value, or move scope to/from Special Projects
  • Continuing to seek vendors, build relationships, and expand our network
  • Continue to build and administer database of asset codes with applicable support of vendors, suppliers, etc in all CSWR markets. Manage temp services as needed for data entry
  • Coordinate pre bid Scope of Work meeting with RMs and Operation Partners
  • Manage creation of MSAs (Master Service Agreements)
  • Assemble Bid Documents
  • Solicit proposals for work
  • Hype the market, memorialize all communication accordingly i.e. ensure CSWR performs adequate due diligence to ensure we receive the fair market value for services
  • Create and Administer VIR (volume incentive rebate) programs
  • Analyze and evaluate i.e. create bid leveling / bid tabulation process, present to regional Construction Manager, RM and Operations
  • Award the work (create POs) in NetSuite
  • Communicate award with all participating vendors thanking them for time, giving feedback and discussing next opportunity
  • Ensure all upfront vendor requirements are in place before vendor starts work. Example signed contract, vendor list, SOV, bond information, I-9s, W-2, COIs, Safety Program (or adoption of ours), MSDS sheets, submittals, etc.
  • Update ESRI and Elements continuously with status and required asset tracking both with physical equipment, costs and official documentation and records
  • Create and maintain Submittal Log
  • Assist Regional Construction Managers in their processing of all assets and corresponding documents (for example as-builts, O&Ms and warranties) in Elements
  • Develop and manage a check cutting compliance program with accounting, example lien waivers (including 2nd tier). Process all invoices
  • All other duties as assigned

Education/Skills
  • Bachelor's degree in civil engineering, construction management or a similar discipline
  • Project Management certification is a plus
  • 3+ years' experience
  • Advanced skills in all aspects of Microsoft Office
