Position Summary

The Director of Business Development is responsible for the acquisition of multifamily and new commercial construction projects, typically in the $2M - $50M range.  This position will ensure project pipelines have consistent deal flow to accomplish minimum quarterly sales volume. To ensure client satisfaction, the Director of Business Development will maintain strong relationships with clients by being the primary contact representative from The Company. The Director of Business Development will also relay information from client conversations to the rest of team to provide overall direction for projects and project management teams; ensuring projects are completed in accordance with clients’ design, budget, and schedule. Qualified candidates must have very strong communication skills, the flexibility to travel as needed, strong leadership qualities and the ability to present information in verbal and written forms in an organized and logical manner.

Performance Objectives

  • Assume existing client base along with all future sales; utilize company resources to search all opportunities for new sales business in order to accomplish established quarterly minimum sales volume.
  • Professionally represent The Company as the primary interface with Clients, Architects, and Engineers and manage/maintain relationships with clients.
  • Manage internal business development budget to market The Company and service current and prospective clients.
  • Prepare weekly leadership reports on prospective clients and project status using client and project tracking software.
  • Coordinate with preconstruction on project status ensuring that each opportunity presented to leadership for bidding is fully qualified.
  • Contribute to team accountability.
  • Oversight ensuring proper scope and subcontract values are established with preconstruction team.
  • Oversight of timely communication for any change of scope due to RFI’s, submittal reviews, and/or direction from the architect that is different from that of the drawings.
  • Manage business development team, scheduling, and pursuit efforts across multiple markets nationwide.
  • Adhere to company policies and procedures.
     

Capabilities / Key Competencies

  • Proven working experience in construction business development and sales.
  • Capability and comfort negotiating key deal points and structure with ultimate project profitability and company risk protection in mind.
  • Have 3 positive and supportive client references for whom you have worked for in the past 5 years.
  • Excellent written and verbal communication skills to professionally represent The Company in interactions with clients daily.
  • Effectively develop, communicate, organize, and execute client acquisition plan.
  • Familiar with a variety of construction concepts, practices, and procedures.
  • Thorough knowledge of multifamily construction including interior and exterior renovations, and ground-up construction from pre-construction through completion on projects.
  • Existing relationships with development, architectural, and owner clients with potential for project bidding and/or negotiated work. 
  • Strong working knowledge of HubSpot, Microsoft Office, ConstructConnect, and Building Connected.
  • Skillset of Construction Management, Estimating, Planning, Reporting, and Communication with Team.
  • Efficient organizational skills including attention to detail and multitasking skills.
  • Ability to maintain schedule and timeliness of interactions with current and future clients.
  • Strong conflict management and resolution - foreseeing possible areas of conflict in advance and resolving conflict quickly and efficiently.
  • Experience managing and maintaining many relationships with clients while managing and developing sales team into future leaders.
  • Flexibility to travel locally, across Texas, and surrounding states as necessary in order to attend events, conferences, and meet with current and prospective property owners.
  • Have a winning attitude, a positive problem-solving approach, a desire to lead at the highest level and enjoy working in a team environment.


Qualifications & Experience

  • 10+ years of experience as a Business Development Manager or higher in commercial and multifamily construction industry or similar field.
  • Bachelor’s degree preferred.
  • Leadership experience preferred.


Physical Requirements

  • This position could require up to 50% travel. 
  • Periodic visits to construction sites.
  • Traveling as needed to local and nationwide projects, events, and client meetings.
