We are hiring a Construction Site Superintendent for a 3-home residential project in Panama City Beach. The Construction Site Superintendent is the daily on-site leader, responsible for coordinating subcontractors, maintaining schedule flow, enforcing quality standards, and ensuring no scope gaps between trades. You will be the first on site and last to leave, acting as the connective tissue between trades, the construction manager, and the design team.

Core Responsibilities

Site Leadership

• Open and close the site daily
• Maintain a clean, safe, and organized jobsite
• Enforce site logistics, access, and material staging
• Assist in material pick-up and delivery when necessary
• Ensure adequate protection of completed work is in place during all phases of design, especially during finishing installs.

Subcontractor Coordination

• Coordinate daily and weekly trade activities
• Ensure clean handoffs between trades (no scope gaps)
• Verify work is complete before next trade mobilizes
• Identify missing scope early and flag issues immediately

Schedule & Workflow

• Execute the construction schedule at the field level
• Anticipate conflicts and sequencing challenges
• Coordinate inspections and milestone readiness

Quality Control

• Enforce construction documents and details
• Safeguard design intent of the finish product during rough phases and throughout the course of construction
• Catch issues early before they become rework
• Maintain punch-list discipline throughout construction

Communication

• Coordinate daily with Construction Manager
• Provide regular updates to Development / Design Team
• Document progress, issues, and resolutions
• Be a solutions-oriented point of contact on site

Requirements

• 5+ years of ground-up residential construction experience
• Experience managing multiple homes concurrently
• Deep understanding of residential construction sequencing
• Ability to read and interpret architectural and structural drawings
• Familiarity with higher-end finishes and custom detailing
• Local to Panama City Beach vicinity
• Reliable transportation and daily on-site presence
