The Senior Property Tax Analyst, along with the current property tax personnel, is responsible for assigned property tax compliance and related accounting functions under the direction of the Property Tax Manager. Also, this person will manage relationships with external assessors, state jurisdictions, and local jurisdictions to arrive at negotiated tax values.

Main responsibilities:

  • Conduct technical reviews of personal property tax renditions and work papers, with focus on multistate tax issues, including:

    • Reviewing and managing classifications

    • Preparing high-level reconciliations of reported costs

    • Ensuring costs flow correctly on personal property renditions

    • Updating annual property tax calendars

  • Verify assessor property tax descriptions and pipeline-related information.

  • Maintain fixed asset and depreciation schedules; support cost segregation and capitalization reviews.

  • Collaborate with Asset Management, Finance, Legal, Operations Management, and Accounting teams to communicate valuation methodologies and appeal strategies.

  • Assess the feasibility of property tax appeals using cost, income, sales comparison, and equity approaches.

  • Lead appeal processes, including representation before administrative boards and negotiation of settlements.

  • Analyze supporting documentation such as sales data, rent rolls, financial reports, market trends, asset lists, and depreciation records.

  • Negotiate property tax values directly with assessors.

  • Evaluate property tax assessments and appeal assessments as needed.

  • Draft memoranda detailing property tax treatment of specific transactions and their business impact.

  • Monitor property tax legislation, and its impact on the companys property tax position.

  • Prepare property monthly property tax accruals, reconcile related accounts, and adjust accrual due to changes in taxable value and tax rates.

  • Process property tax statements and other invoices for services.

  • If needed, assist managing tax notices and bills, including running reports from software, obtaining missing assessment notices and tax bills, and loading tax bills into Anybill or other software for processing and payment.

  • Additional duties as required

Requirements:

  • Bachelors degree in finance, accounting, or equivalent work experience is preferred.

  • 4+ years of property tax experience in a multi-state environment

  • Experience negotiating, securing and administering property tax reductions through informal and formal appeals processes

  • Must be a self-starter with good communication and organization skills

  • Good communication skills, both verbal and written, with the ability to work well within a team

  • Experience with Microsoft Office applications, particularly Access and Excel, is preferred.

  • Competency in analytical problem solving and technology expertise is preferred.

  • Oracle experience a plus

  • Cleared criminal history (background) and satisfactory reference checks

  • Compliance with the Companys drug and alcohol policy including pre-employment D&A testing.
