The Marketing & Leasing Specialist (MLS) is an integral role in implementing, training, and executing marketing and leasing efforts nationally. This role primarily consists of traveling to various properties to develop and implement marketing and leasing strategies. The MLS collaborates with and reports to a Director of Marketing & Leasing Support , who also travels nationally to support properties; in this role an MLS will also collaborate with various Regional Directors of Le asing & Marketing to provide support on regional level tasks . This role is built to assist sites with hands-on task completion while driving a successful and creative vision at each respective property they are supporting.

Travel : Position will require heavy travel ; approximately 90 % (Air travel is allowed when drive is more than 5 hours or when pro perty budget allows ) .

Assignments : MLS are expected to be onsite for a dur ation of at least 10 days , this may include but not be limited to working on we ekends and extended hours when necessary, during request .

Roles and Responsibilities:

The duties listed below are an outline of the Marketing and Leasing Specialist's responsibilities and should not be considered an all-inclusive list . As the needs of the portfolio of properties change , so may the responsibilities assigned to the Marketing and Leasing Specialist.

  • Identify on-site needs, establish professional relationships, and complete initiatives/tasks that will assist the on - site team in retaining current residents and converting prospects to residents.

  • While working collaboratively with the RD/RDLM and CM/ACM, provide on-site support and consultation for all property marketing and leasing efforts. Ensure a roll-up report of the initiatives given and accomplished is emailed to the regional team and above immediately upon the end of each assignment.

  • Review market trends and consult with RDLM to develop a plan to adjust marketing strategies as needed . Shop competitors and be keenly aware of marketing/leasing movement within the assigned portfolio/city.

  • Develop and foster relationships within the community and at the university, in efforts of branding the community and creating meaningful relationships with those who may have a positive impact on leasing.

  • Assist with implementation of all New Lease and Renewal campaigns; including, but not limited to, Lease Launch days, resident/prospect contact & follow up, event planning, etc. Monitor email marketing systems and evaluate the effectiveness of campaigns.

  • Review social media effectiveness through the evaluation of engagement, analytics, and follower feedback. Conduct necessary social media management platform training when applicable.

  • Review lease flow and document integrity within Entrata and other additional systems, should they apply, to ensure compliance with policies and procedures of Landmark Properties . Work collaboratively with the CM/ACM to find areas that may need additional training and oversight . Conduct a corporate site visit inspection when visiting a property to report areas of improvement and success to the RDLM and RDO.

  • Assist in the learning and development of Associate Community Managers, as well as Community Ambassadors, through the facilitation of LEASE training and additional instruction. MLS are required to be well informed of the different platforms/systems used for leasing and marketing purposes to be able to sharpen the saw with site employees when necessary. Assist properties in an interim Leasing & Marketing Manager Role during hiring transition periods and/or position vacancies.

  • Able to d ocument and share observations while assisting with various sites with regional teams and D MLS . Also share recommendations/ solutions for the success of each site by provid ing detailed notes/examples and facts.

Requirements :

  • Bachelor's degree strongly preferred; high school diploma required

  • 2 years leasing experience in the student housing industry is required and 1 year as an Associate Community Manager/Leasing & Marketing Manager.

  • Superior customer service and communication skills

  • Must display strong leadership skills and the ability to solve day to day problems

  • Must maintain an above-average closing ratio and resident retention average

  • Strong internet, word processing, and spreadsheet skills

  • Must have demonstrated proficiency and experience with property management operating system and all Microsoft applications. Entrata experience is required

  • Knowledge of rate proposals /planning and concession tracking is required . Able to understand budgets and make appropriate decisions while assisting sites.

  • A valid driver's license is required .

  • Must have the ability to rent an automobile according to car rental requirements.
