POSITION SUMMARY: The Maintenance Technician II is responsible for the upkeep and repair of all equipment in the facility, ensuring optimal functionality and safety. This role involves performing routine inspections, preventative maintenance, apartment turnover and diagnosing and repairing mechanical, electrical, plumbing, and HVAC systems. The ideal candidate will be adept at troubleshooting, possess strong problem-solving skills, and be committed to maintaining a safe and efficient work environment . This position requires supervisory abilities, along with extensive knowledge of institutional housekeeping operations, including supplies ordering, cleaning procedures, and equipment operation. The Maintenance Technician II will oversee the housekeeping staff, ensuring a safe and clean environment for residents, visitors and staff

RESPONSIBILITIES/ACCOUNTABILITIES:

Maintain the building and grounds in a clean, safe, sanitized and orderly manner Sweep, scrub, mop, vacuum, wax and buff floors, remove refuse, clean restrooms and other common areas Keep all walkways and entranceways clear and safe during weather related emergencies Place and remove all recycling and trash receptacles Perform repairs and assist in apartment turnovers as needed Ensure building security by performing property checks and monitoring pager system Respond to resident emergencies Be available to respond to emergencies during on-call shifts Be available for snow removal and/or inclement weather-related issues Address concerns and cleaning needs of the facility in a timely and professional manner Perform system readings on schedule and keep accurate findings Report any system failures and/or unsafe conditions in a timely manner Work with manager on preventive maintenance schedule and tasks Ensure that residents and families receive the highest quality of service Perform other duties as assigned. Manage the Housekeeping to ensure clean and safe environment for residents, visitor and staff. Making sure that the housekeeping staff keep the building ground cleaned, safe, sanitized in orderly manner. Assign tasks to the housekeeping staff for all shifts and double check to making sure all work orders been completed according to HSL standards. Inspect the facility on a regular basis to determine the effectiveness of the housekeeping functions and report any issues the Director of Facilities. Available to be on-Call 24/7 on a rotation basis. Carry HSL phone and pager throughout your shift as needed. Ensures that the building is maintained in an odor free and clean condition.

JOB SKILLS:

Ability to read and write. Knowledge of housekeeping procedures, supplies, equipment and materials. Ability to work independently, problem solve and make decisions as necessary. Strong leadership skills. Strong organizational skills, including the ability to recognize, schedule and accomplish priorities. Ability to positively interact with personnel, customers, family members, visitors, government agencies/personnel and the general public. Ability to communicate effectively.

PERFORMS RELATED DUTIES:

Interacts with residents, families, visitors, and HSL Staff members. Carries out other tasks as requested in situations where hands-on intervention/ participation may be required.
