Job Description


The primary role of the Area Manager is to assist the Regional Director with the management of a limited, but specific group of properties within the Regional Director's portfolio, and to assist the Regional Director with the successful performance of the property by closely monitoring all areas of property performance. The Area Manager remains responsible for the continuous performance and on-going improvement of their home (primary) property and continuing to attend to the needs of site staff, residents, and parents. The Area Manager should possess a polished, professional stature and lead the team by example.

Responsibilities

The duties listed below are an outline of the Area Manager's responsibilities and should not be considered an all-inclusive list. As the needs of the community and portfolio change, these duties may be modified as needed.

Leasing & Marketing
  • Oversee leasing and marketing efforts to maximize the occupancy of the community.

  • In conjunction with the Regional Director, Regional Leasing & Marketing Manager, Community Manager, and Leasing and Marketing Manager.

  • Assist with the preparation of marketing plans and develop new strategies and programs designed to meet occupancy goals.

  • Assist the team in setting rental rates.

  • Lead the team in developing resident retention programs in conjunction with the ResLife Specialist.

  • Assist with monitoring leasing progress and make timely recommendations for any corrective action needed.

  • Review the market survey information with the respective community managers and be abreast of each one's leasing progress, rates, specials, etc.

General Administration
  • Make regular visits to assigned sites to carefully examine the processes in place and conduct an audit of lease files, vendor files, rent roll, etc.

  • Understand and adhere to the Landmark Properties policies and procedures and Fair Housing laws.

  • Assist the Regional Director in corporate projects as requested.

Financial Management
  • Assist the Community Managers in the development of the annual budget and business plan for the assigned properties within portfolio.

  • Monitor the monthly financial statements to find areas for improvement.

  • Assist with monitoring the progress in collecting 100% of all rent and charges and intervene when needed.

Personnel
  • Serve as a coach and mentor for other Community Managers in the efforts to hire quality personnel, coordinate on-going training, and development.

  • Provide the Regional Director with feedback on team member performance, make recommendations, and assist in conducting disciplinary proceedings when necessary.

  • Provide constructive feedback to Regional Director on staff performance reviews.

  • Motivate staff members to ensure that they take pride and ownership in their areas of responsibility.

Customer Service
  • Lead by example and reinforce the foundation of customer service by understanding the needs and expectations of residents, prospective residents, clients, and vendors and exceed their expectations.

  • Assist the Community Managers and serve as an example on how to maintain active and effective communication with residents, parents, and university personnel.

  • Provide guidance to Community Managers on how to assist in mediation and resolution of resident conflicts by encouraging the respect for and appreciation of individual differences.

Facilities
  • Assist with guiding the Community Manager and Maintenance Supervisor in implementing a successful turn plan.

  • Conduct inspections of the facilities during regular site visits.

Risk Control
  • Understand, communicate, and enforce community safety, emergency, and fire evacuation policies and procedures, providing emergency response and referral services and resources.

  • Identify and address safety and security risks.

  • Handle emergency situations in conjunction with the corporate team.

Requirements
  • Bachelor's degree strongly preferred; high school diploma required.

  • 6 years of experience in various positions in a residential rental community is required.

  • 2 years of experience as a Community Manager with a proven record of achievements.

  • Student housing experience is STRONGLY preferred.

  • Proven proficiency in all areas of property management operations.

  • Strong financial, organizational, analytical, and decision-making skills.

  • Strong internet, word processing, and spreadsheet skills.

  • Must have excellent communication, management, and people skills.

  • Entrata experience preferred.
