Assistant Sales & Marketing Manager

The Assistant Sales & Marketing is responsible for effectively marketing the community to maximize pre-leasing efforts prior to delivery. This role will provide guidance to the leasing staff as they walk prospective residents through the leasing process, direct marketing events, and assist the Sales & Marketing Manager as needed. You must be able to communicate and manage your time effectively.

Indirect Reports: Sales & Marketing Assistant, Leasing Ambassadors

Duties/Responsibilities: The duties listed below are an outline of the Assistant Sales & Marketing Manager's responsibilities and should not be considered an all-inclusive list. As the needs of the organization change, these duties may be modified as needed.

Leasing & Marketing

  • Conduct all tasks necessary to close the sale in accordance with LEASE training guidelines including:
    • Generate new leads.
    • Complete guest cards.
    • Schedule & conduct model unit tours.
    • Lead follow-up.
  • Review all applications, guarantor forms, and Housing Contracts.
  • Prepare market surveys, Velocity reports, and marketing plans as needed.
  • Participate in weekly Asset Management & New Development calls.
  • Maintain relationships with university partners and participate in on-campus marketing events.
  • Develop and execute new strategies and programs designed to meet pre-leasing goals.
  • Promote the community via social media platforms and email/text campaigns utilizing the Property Management Software.
  • Ensure an adequate stock of collateral and promotional items are available.
  • Understand the Housing Contract and all related addendums and be able to clearly communicate to prospects and guarantors.

Leasing Office Operations

  • Review daily opening and closing checklists, including model & tour route inspections, to ensure completion.
  • Attend and contribute to Landmark Lineup and required staff meetings.
  • Ensure confidentiality of client, resident, and company information.
  • Ensure all data is accurately entered in Entrata and daily follow-up is completed.
  • Ensure leasing staff complies with corporate procedures and government laws on Fair Housing.
  • Participate in all Move-in related activities including but not limited to:
    • Unit Placement Assignments
    • Unit inspections
    • Unit make-readies including but not limited to cleaning, painting, & furniture placement
    • Additional tasks as assigned by Sales & Marketing Manager
    • Assist Operations Team with Move-in Day as needed
  • Maintain effective communication with prospective residents and guarantors.
  • Assist in resolving future resident issues/conflicts and escalate to the Sales & Marketing Manager as needed.

Financial Management

  • Plan and execute on-campus marketing activities within the confines of the marketing budget.
  • Make purchases for the property & provide documentation/receipts as needed.
  • Assist in collecting application fees, security deposits, and other income as needed.

Team Management

  • Understand LEASE training guidelines and marketing best practices and train the leasing staff accordingly.
  • Identify individual development needs of the leasing staff and provide coaching opportunities to improve their knowledge and skills.
  • Conduct weekly or bi-weekly leasing staff meetings.
  • Recruit and interview applicants to fill vacant leasing staff positions.
  • Prepare and manage leasing staff schedules.

Education & Experience

  • High School diploma or equivalent required.
  • Bachelor's degree preferred.
  • 2 years' leasing experience in the student housing industry preferred.
  • New Development/Lease-Up experience preferred.

Preferred Knowledge, Skills, & Abilities

  • Most possess strong organization and communication skills.
  • Must possess strong leadership and problem-solving skills.
  • Must be reliable, responsible, and dependable.
  • Proficient in Microsoft Office Suite or related software.
  • Entrata experience preferred

The pay for this position is $20.19 -$23.55 per hour depending on a variety of factors including market factors in the geographical location where the candidate lives.
