This is an exceptional opportunity to join a world-class branded residential development project.  The Saltleaf Project is one of the largest luxury developments in the USA and will offer an additional six billion dollars of residential sales through completion. We are seeking an experienced Director of Sales to lead our team of in-house sales professionals and drive results in one of Florida’s most prestigious markets. The well-qualified candidate will bring a passion for selling luxury lifestyle and capable of delivering exceptional results. 

Primary Responsibilities:

  • Lead and execute sales strategy for branded luxury residences, meeting or exceeding sales goals.
  • Manage and mentor a high-performing sales team, fostering a culture of professionalism, excellence and accountability.
  • Cultivate relationships with local realtors, brokers, and high-net-worth buyers
  • Collaborate with Marketing to implement support campaigns and messaging.
  • Represent the Ritz-Carlton Brand at events, tours, etc.

Requirements:

  • 10+ years in luxury real estate sales with a minimum of 5 years in a leadership role.
  • Proven experience selling Branded Residential Residences (e.g., Ritz-Carlton, Four Seasons) with a passion for excellence.
  • Proven experience in sales leadership, negotiation, and presentation skills
  • Deep understanding of the ultra-luxury buyer profile and mindset.
  • Proven leader with a deep understanding of CRM platforms and data-driven sales management, preferably HubSpot
  • Florida Real Estate license

POSITION DESCRIPTION

JOB ROLE: The Director of Sales will work to ensure the successful launch and sales pace of the assigned project and achieving success of all sales goals for any assigned community. Manage the staff and operations of the sales team, assisting with closing prospects as appropriate. Ensure a superior client and visitor experience is consistently delivered in the Sales Center.  Will continually collaborate with the Executive Team and Marketing to establish and achieve or exceed sales goals.

JOB DESCRIPTION:

  • Master a complete knowledge and understanding of the project
  • Actively sell the project and units to prospects
  • Recruit, hire, and develop the sales team to meet or exceed all sales goals and objectives. Work with the team to continually improve performance and results.  Provide training as needed to ensure sales goals are being attained.  Contribute to the development of any sales staff incentive programs, implementing and monitoring success.
  • Manage the day-to-day operations of the Sales Center. Ensure there is adequate coverage and that operations are professional and managed to The Ritz-Carlton Residences standards. Manage, Train and set expectations for front desk personnel and/or Sales Assistants.
  • Develop and implement cohesive Sales Processes related to CRM to track and report on sales traffic, sales prospects, and conversions. Fully embrace CRM as a tool to assist in the sales and promotion of the project.
  • Develop and update all necessary sales departments’ related forms and processes. Train and monitor staff on utilization and requirements.
  • Keep abreast of competition, making recommendations as needed regarding pricing, options, incentives.
  • Work with a team effort to close the deal, using skills of negotiations and overcoming objections. Manage any client concerns and ensure client satisfaction during the buying, construction and closing process. 
  • Collaborate and liaise with external Realtor Community, institute a proactive realtor liaison and realtor development program. Proactively solicit and work with Realtors and help drive in qualified traffic. Continually prospect for new clients through networking, referrals and follow-up.
  • Develop a spirit of “Can Do” teamwork, empathy, and support amongst all company departments, particularly marketing and construction.
  • Create and institute a program of referral amongst all London Bay Sales operations in Southwest Florida so as to benefit all company sales goals.
  • Collaborate positively and effectively with all London Bay Sales, including those not located in Naples.
  • Develop and maintain positive relationships with Community HOA’s and Boards. Must understand and be able to explain all HOA documents, policies and procedures.
  • Provide Input on Options and Selections Pricing and menu.
  • Manage Phasing and Pricing strategy.
  • Adhere to the sales office schedule, which includes weekends and some holidays. In season (defined as December through mid-May) may work 6 days a week.
  • Attend and enthusiastically participate in grand openings and company events, many of which may be after hours. Manage and host events at sales center.
  • Attend local Realtor events, meetings and networking events.

Other related duties as requested and assigned.

QUALIFICATIONS:

Education: Minimum of a High School Diploma. Must have a current Florida Real Estate License.

Desired Experience/Background:

10 or more years of proven successful sales experience for a condominium, including pre-sales. A minimum of 5 years’ experience managing and leading a successful sales team. Must have demonstrated success selling branded residential residences. Knowledge of the luxury Real Estate market, with experience working with high-end buyers in an on-site sales environment.  Require excellent collaboration, written and verbal communication skills. Requires computer proficiency, particularly as related to CRM systems and sales processes. Must adhere to/exemplify the London Bay core business values of teamwork, respect, commitment, quality, and integrity. College Degree in Business, Management or related field. Management experience utilizing HubSpot. Mid-Western and or Northeastern connections/network helpful.

Physical Requirements: Must be able to move, lift, and carry sales collateral. Must be able to enter/open and secure sales center and model units.  Valid driver’s license required.
